The bed is very comfortable which lay a thick down/feather mattress above the spring mattress.

Charge for everything. Parking, hot tea in am.,snacks, etc. Rather snooty attitude. No complimentary coffee in lobby in am. 2 mornings in a row
Very well appointed. Was decorating for Christmas, and was very eloquent.
Didn't care for all the "hidden charges" (charged $20.00 per day for a fitness center that I didn't use; fax services, and the big one....bottled water in the room) Valet staff actually stood by car until you paid them, yet you paid $28.00 per day for the service. There was a dead bug on our bed once, and a dirty towel in the bath. Informed the front desk, and it was a "oh well....."
The setting is beautiful, although there is no real beach at this resort.
We specifically requested black out curtains online, however at the resort after one sleepless night, we were told that none were available.
@ 1st blush, it seemed like a top notch property. Impression changed after 2nd day. Very kid friendly...noisey pool area, valet pkg. Area chaotic...not an "asult" property.
See above comments + no variety in pillow selection. Shower in tub has no bars to hold on to for getting in & out. Every time air went on, there was a suction noise @ the door!!
See answers above. Medium size, so no waiting for elevators, or any service. Good discipline regarding dress and general behaviour. Great clothes shop. Concierge Patrick Hynes excellent. Car parking valets very good. Old timers dancing to very good small combo in bar area was very entertaining on Saturday night.
Terrace was almost completely spoiled by large ugly boats parked against dock and obscuring what should have been an attractive view. Smaller boats would be quite acceptable. Rowdy people in the bar area on !8th July spoiled the experience and drove us away.
The location was terrific right on the bay---fun to see the fabulous yachts. The room and bathroom were both very nicely decorated and a good size. We did not take part in any of the activities but they have things like an outdoor bbq, plus regular entertainment, spa, etc. We only stayed one night because we had flown in from a wedding to attend an anniversary dinner so we did not take advantage of spa and other services....Seemed like they had everything available which would be good for people staying a longer time.....
1) Given the quality of the hotel, paying $28 for parking and being left in the hot sun was not a welcome situation. 2) The electric switches in the room and bathroom are all or nothing. Not convenient if you want just one light on in either bathroom or bedroom 3) The cost of our room for 1 night plus parking was more than 3 nights at a Hilton Garden Inn (Denver) with FREE wi-fi, FREE fabulous breakfast, FREE parking (altho it was outdoors, too), FREE business center. Room was a bit smaller but very clean and had similar chair, desk set-up. Just wonder how to justify the difference. I don't like all these add-on costs....I've never been at a Hilton Garden Inn before but that was real VALUE. The Balboa Bay Club is lovely but you pay a lot more for the location and NO extra amenities....
Location, Grounds, Friendly staff.
After coming back from dinner there was a nasty oder in our room, we called the front desk and they said that they will send someone to check it out, but no one came. The oder was so bad that we almost got sick, it seems that the oder was concentrated in the bath room.
having stayed at the BBC several times before, I felt like I was coming home, even though I now live on the East and Gulf coasts. Was pleasantly surprised to find I had been upgraded to a second floor room in the "clubhouse," overlooking the water. Delightful room. Great service in the restaurant. Ate in the First Cabin two nights and was waited on by Mike both times, while eating on the patio. Menu is interesting. Fausto took excellent care of me in Duke's.
While very good, neither of my meals in the First Cabin were food of outstanding preparation. And, strangely enough, the seafood selection was rather limited and unimaginative.
Loved the marble bathroom it was spacious and soaking tub was super. The beds were quite comfy and the balcony was wonderful.
Did not like being told after checking in that the power would be out over night for our second night of the stay, they should have told us before we checked in. Free glow sticks and a bottle of water did not compensate for a $250 a night room.
My family And I had a very relaxing vacation.
My impression of the wording Bay side view was a bit deceiving. We where not given the view. And the the room was small at 1st . I was able to get a bigger room once I advised the front desk that the room was tiny (at no extra charge) thanks desire. Mr Tang was not so customer friendly!!
Excellent hotel with excellent rooms, staff, restaurants etc.
Poor wifi (that they charge 10+$ á day), even budget hotels usually provide free wifi. However this is the only negative that I can think about regardning this hotel.

I think you all should remove the ducks...I Almost stepped in duck s%&$# on the lawn while staying in the clubhouse side 1st floor premium king. I never experience this at the 4 seasons. Wild animals roaming around is so 3.5 star, not what I would have expected from a 5 star.
Nice Hotel, good Location
Most of the Hotelressources are blocked for "Clubmembers" and if you stay in this Hotel as a "normal" Tourist feels like in a wrong Movie, We did not really feel welcome at this Hotel
